What a turnkey install actually includes
A premium residential lawn-turf install generally falls in the $8–$14 per-square-foot planning range and is turnkey: agreed demolition, compacted base, drainage work within the written scope, turf, infill, seaming, edging, labor, and cleanup. Quotes vary with property-specific scope. Final proposals follow an onsite review so the included work can be compared on the same terms. Putting greens receive a separate onsite design and quote.
What drives your price up or down
1. Turf grade and fiber technology
Product selection affects the quote, appearance, traffic response, backing, warranty, and heat behavior. Ask for the exact manufacturer, product line, pile, face weight, backing, intended use, and warranty terms. A cool-touch label is not a guaranteed yard temperature, and no product choice should be separated from base, drainage, infill, seams, and edges.
2. Base preparation depth
Much of DFW includes expansive clay that changes with moisture. Emerald Green Turf normally plans around a 4-inch compacted decomposed-granite base where site conditions allow, then documents grade and drainage around the actual property. Base depth, material, excavation, compaction, and water routing should be written into the proposal without promising a universal lifespan.
3. Yard access and demo
Access changes labor and equipment options. Gates, steps, long haul routes, trees, irrigation conflicts, buried hardscape, and bed restoration can all change the scope. Emerald Green Turf bases the final proposal on an onsite review because satellite images and square footage do not show every constraint.
How project type changes the scope
| Project | Typical yard size | What drives the quote |
|---|---|---|
| Standard backyard, premium turf | ~1,000 sq ft | Turf grade, base depth, edging method |
| Pet-grade turf install | ~1,200 sq ft | Drainage detailing and infill spec |
| Front + side yard, curb-appeal install | ~650 sq ft | Tighter access, more edging per sq ft |
| Large estate yard | ~2,500 sq ft | Scale efficiencies, demo volume |
| Putting green (separate spec) | ~300 sq ft | Contouring and number of cups |
How it compares to sod over 10 years
Natural lawn and artificial turf have different cost patterns. Sod can involve irrigation, mowing, fertilizer, weed treatment, repairs, and seasonal work; turf has a larger installation cost plus cleaning, brushing, infill, repair, and eventual replacement considerations. Compare the actual property, care expectations, and ownership horizon rather than assuming one option eliminates every future expense.
Where you live changes the math (a little)
City names do not set the price. Square footage, access, removal, roots, irrigation, grade, drainage, base, product, edges, pet use, hardscape, restoration, and current approval requirements vary by property. The onsite walk identifies which of those factors apply.
What you should ask any installer
- What is the depth of your base, and is it laser-graded?
- What is the heat reduction spec on your fibers?
- Which infill are you using, by name and ounces per square foot?
- Who walks the yard and stands behind the workmanship?
- What is the manufacturer warranty and the workmanship warranty in writing?
If answers remain vague, ask for clarification before signing. Emerald Green Turf's proposal is intended to document the property-specific scope, materials, assumptions, warranty references, exclusions, and change-order process discussed during the site review.
